Repair Cracks and Potholes in Preparation for Holiday Traffic

With the holiday season here, now is the time to repair small cracks in your parking lot.

Have you recently noticed that your parking lot is starting to have issues with potholes and hairline cracks? If so, it’s highly recommended that you repair the wear and tear that’s affecting your parking lot and other road surfaces before the rush of the holiday season begins. These parking lot crack filling and pothole repairs can help keep your customers satisfied and allow you to avoid the problems worsening while in the midst of holiday traffic.

Why Should You Repair Cracks and Potholes in Preparation for Holiday Traffic?

There are many reasons why your company should take the time to have the cracks and potholes in your parking lot repaired. For one, potholes are able to damage vehicles depending on their size. It’s possible for potholes to damage a vehicle’s bumper, suspension, shocks, tires, and wheels, which may lead to expensive parking lot repairs. If a customer’s car is damaged in your parking lot, it’s unlikely that they’ll remain a customer in the future.

Although less common, cracks and potholes may also cause injuries, which could introduce liability into the equation. An employee or customer could trip on a large crack or pothole that they were unaware of, which might result in dislocated joints, ankle sprains, knee injuries, or serious cuts. In this scenario, the customer or employee might believe your company to be liable for their injury since you didn’t focus on repairing cracks and potholes.

Even if an accident or injury doesn’t occur, cracks and potholes are unsightly and automatically distract from your store’s brand image and aesthetic. At worst, potential customers could form a bad impression of your business.

Scheduling parking lot crack filling services can restore your parking lot’s condition and increase its curb appeal. As mentioned previously, the influx of traffic that occurs during the holiday can easily worsen existing problems, which is why immediate fixes are highly recommended.

Main Procedures Used for Parking Lot Crack Filling

For parking lot crack filling procedures to be effective, the area itself must be properly prepared. For instance, the cracks must be cleaned with such techniques as wire brushing, high-pressure water, high-pressure air, or sandblasting.

By cleaning these areas beforehand, it’s much easier for the sealant to adhere. Once any cracks in your parking lot have been prepared, they’ll be sealed with a substance known as “liquid asphalt.” The liquid asphalt that’s applied during a parking lot sealcoating procedure takes upwards of 48 to 72 hours to dry completely when applied to asphalt and parking lots. When fixing pavement cracks, every layer of cold mix should be around 1-2 inches deep.

Preventing and Repairing Potholes

There are numerous techniques that can be used to keep asphalt from worsening and to repair cracks and potholes once they develop. Along with crack sealing, it’s also possible to implement overlays, which is a complex treatment that requires the use of compacted asphalt to seal the pothole and add structural strength. These overlays can be applied to an existing surface without issue.

Another solution involves the reconstruction method, which involves digging up and rebuilding the damaged area. This method is much more expensive than the alternatives and can lead to lengthy parking lot closures, which might not be feasible during the busy holiday season.

The fourth and final solution to consider is the use of pothole patching, which involves placing patching material into the pothole before compacting the material. While this solution is effective at filling a pothole, it doesn’t address the underlying issue that resulted in the pothole being created. It’s possible for patches to break loose over time.
